Dispute details:

Incompetent, can't control subcontractors, hardly on site, changed completion dates 19 times, misrepresented themselves

We entered into a contract with Estia Constructions Ltd (hereafter referred to as 'Estia') on July 11 2023, to carry out a full house renovation including loft conversion and extension, and open plan downstairs. A deposit was paid on the day of signing the contract. We were told that the project would take no longer than 11 weeks, and that we would only need to be out of the property for 4 weeks. We were also told that at least one of the owners would be onsite every day to oversee the project, and that we would get daily updates.

Estia has failed to meet their contractual obligations and has caused significant distress. Here are some key points:

1. Misrepresentation and Lack of Oversight:
• Estia misrepresented themselves by claiming to be builders when neither of them had the necessary expertise
• Despite promises of daily updates and onsite presence, they were almost never present during the project to manage the sub-contractors
• Frequent changes to move-in and completion dates (19 changes)

2. Regulatory Ignorance:
• Estia lacked understanding of building and fire regulations, leading to delays and additional requirements
• Their failure to investigate loft joists until December caused significant delays
• They thought they were working on an existing loft conversion, which was their excuse for not knowing that the joists needed to be changed. There is no record in any plans suggesting that any sort of loft work has been carried out on our property before.

3. Financial Issues:
• Continual requests for more money without providing proper documentation (receipts and invoices)
• Promises and then demanding additional funds

4. Subcontractor Chaos:
• Estia’s lack of control over subcontractors resulted in destructive actions (e.g., removing plasterboard, stripping electrics, rooms gutted without explanation, destroying property such as our bed and window blinds) without consultation
• Failing to properly follow plans
• Their electrician’s work had to be redone by another professional
• Lack of brick laying being adequately completed has led to leaks. To quote a professional ‘they were just being lazy!’

5. Unsanitary Practices:
• Using a garden as a toilet due to the absence of a portable toilet

6. Incomplete Work and Unsafe Conditions:
• Despite having most of the payment, Estia left our house uninhabitable after 6 months, with no electrics, heating, plumbing, kitchen, or bathroom
• The house being open to the elements during winter

7. Company History:
Estia’s pattern of starting limited companies, registering charges, and dissolving them to avoid liability is troubling:
Associated companies include Prometheus Property Ltd, Shinra Contractors Ltd, and Phoenix Constructions (JK) Ltd

Given this information, I strongly recommend avoiding any further dealings with Estia Constructions Ltd. Our experience highlights the importance of thorough research and due diligence when choosing a contractor.
